Once an asset is acquired, we form a business plan and implement the most appropriate asset strategy. With a focus on serving each client’s investment strategy in order to achieve the highest ROI, we provide hands-on asset management and monitor each investment throughout the entire development cycle, communicating asset and portfolio performance to our investors.

Once development plans are finalized, our team transforms each complex community vision into reality. We prepare the overall development site, including the residential and community lots. Then we install infrastructure such as utilities roads, bridges and drainage systems, and we construct parks and recreational facilities. We provide onsite supervision, coordination of subcontractors and management of all compliance with governmental jurisdictions.

Our team also implements required repairs and remediation, and we can manage construction bids, award contracts, engage subcontractors and manage the contractual process.

Our team listens to each community’s needs and concerns, and works closely with local stakeholders, government representatives and constituents to ensure that every development is a success. These relationships are critical to obtain support and approvals that enable development to go forward.

Our capacity for innovative and creative problem-solving helps overcome complex issues related to environmental concerns, remediation, transportation, infrastructure, geo-technical issues, sustainability, historic preservation and other challenges.

We provide legal guidance and oversight on key day-to-day asset management and when appropriate, we engage outside legal counsel to minimize cost and maximize outcome. We advise and assist with the obtaining of necessary entitlements and development permits, the documentation of purchase and sales agreements, financing documents, operating agreements and development and construction documents.

We provide our clients and partners with a custom mix of marketing services and resources. These may include developing a branding and marketing strategy, including development of a brandmark and name, website, signage and print and digital advertising, including email campaigns and social media campaigns.

Our team is also available to stage grand opening events, conduct public relations and coordinate photography. We can also manage interest-list retention and broker co-op programs.

Our team of strategists, forward planners and architectural experts designs our projects to maximize the value of our clients’ real estate assets while meeting market requirements and providing public benefits to residents and businesses.

We develop solutions, maximize value and complete projects for properties at any stage of planning, entitlement or construction. Our team understands the importance of detail-oriented project management. Superior development plans require thoughtful execution to be successful and all contributors need focus throughout the land development and construction phases to ensure a vision is fulfilled.

We coordinate project budgets and schedules, negotiate development agreements, impact fees and credits, and form community facilities districts. Where needed, we manage existing home owners associations and establish relationships with regulating agencies.

Our team is prepared to assist clients and partners with all issues related to risk management.

We design and coordinate programs for risk management, insurance and loss control, and we adopt proper financial protection against risk transfer, risk avoidance and risk-retention programs. We design master insurance programs and self-insurance programs while securing coverage at the most favorable terms, conditions and costs. We actively participate in all contract negotiations involving insurance and can establish indemnity and insurance requirements for contract forms.

If required, we can help select and manage insurance brokerage representatives, insurance carriers and other necessary risk management service providers.
